A floor plan is the single most important document on most building projects. It is the drawing everyone refers to — the client, the architect, the electrician, the carpenter and the person pouring concrete. Yet for anyone seeing one for the first time, it looks like an unreadable maze of lines, numbers and cryptic symbols.

The good news is that floor plans follow a consistent visual language. Once you learn that language, you can pick up almost any set of drawings and understand what is being built.

What a Floor Plan Actually Shows

A floor plan is a horizontal slice through a building, viewed from above. Imagine cutting the building roughly at waist height and lifting the top half away — what you see looking down is the floor plan.

That cutting height explains several conventions. Windows appear because they are cut through. Doors appear with their swing arc. But a high shelf or an overhead beam, which sits above the cut line, is drawn with a dashed line instead of a solid one, because it is above the plane rather than through it.

Understanding Line Weights

Line thickness carries meaning, and it is one of the first things to notice.

  • Thick solid lines represent elements cut by the plane — usually walls. The thicker the line, the more prominent the element.
  • Thin solid lines represent things below the cut plane that you can see, such as countertops, stairs and floor finishes.
  • Dashed lines represent hidden or overhead elements: upper cabinets, ceiling beams, roof overhangs.
  • Dash-dot lines typically indicate centrelines or property boundaries.

Walls are also usually drawn with a hatch or fill pattern that indicates the material — a different pattern for concrete, brick, insulation or timber framing. The drawing set will include a legend explaining which pattern means what.

Scale: The Key to Every Measurement

No drawing is life-sized, so every plan states a scale. A scale of 1:50 means that one unit on paper equals fifty units in reality — one centimetre on the drawing is fifty centimetres on site.

Common scales for residential floor plans are 1:50 and 1:100, with detail drawings at 1:20 or 1:10. Site plans, covering a whole plot, are drawn at much smaller scales such as 1:200 or 1:500.

An important professional habit: never scale measurements off a printed drawing when a written dimension is available. Paper stretches, printers rescale, and PDFs get resized. Written dimensions always take priority over measured ones.

Reading Dimensions

Dimensions appear as lines running parallel to the element being measured, with arrows or ticks at each end and a number in the middle. They are typically arranged in strings along the outside of the plan.

Most drawing sets include several dimension strings at once: an overall dimension for the full building width, an intermediate string for each room or structural bay, and a detailed string locating individual openings. Adding the smaller dimensions should equal the larger one — and checking that they do is a quick way to catch drawing errors.

Pay attention to whether dimensions are measured to the face of a wall, to its centreline, or to the structural frame. Different conventions exist, and mixing them up leads to real errors on site.

Section Marks and Reference Tags

A floor plan cannot show height, so it works together with other drawings. A section mark — a heavy line crossing the plan with arrows at each end — indicates where a vertical cut has been taken and points to the sheet where that section is drawn.

Similarly, elevation marks point at a wall and refer to a drawing showing that wall face-on. Detail tags circle a small area and direct you to an enlarged drawing. Learning to follow these references is what turns a single sheet into a coherent set.

The Title Block

Every professional drawing has a title block, usually along the bottom or right edge. It contains the project name, the drawing title, the scale, the sheet number, the date and — critically — the revision number.

Working from a superseded revision is one of the most expensive mistakes on a construction site. Before doing anything with a drawing, confirm you have the latest revision and check the revision cloud or notes describing what changed.

A Practical Reading Routine

  • Start with the title block to confirm the drawing, scale and revision.
  • Find north using the north arrow to orient yourself relative to the site.
  • Trace the exterior walls to grasp the overall footprint before looking at details.
  • Identify circulation — doors, corridors and stairs — to understand how the building is used.
  • Check the dimension strings and verify they add up.
  • Follow the reference tags to sections and details for anything unclear.
